Step One: Pinpoint Leak Detection
Before any digging, any tunneling, or any repair work begins, you have to know exactly where the problem is. Guesswork underground is expensive and disruptive, so we started with a full pinpoint leak detection on the building drain system.
This process allows us to systematically isolate different sections of the drain line and identify precisely where failures are occurring. On this San Antonio home, the testing revealed two separate problem areas:
A broken offset on the trunk line located beneath the front porch
A broken 3" wye fitting on the trunk line that services the upstairs washer and master bathroom
Two breaks in two separate locations, both occurring underground. This highlights the importance of conducting thorough leak detection before undertaking any plumbing repairs. Without it, there’s a risk of overlooking a secondary failure, which could necessitate revisiting the site later.
Step Two: The Estimate and Repair Plan

Step Three: Tunneling and Repair
With the estimate approved, we got to work. Access holes were opened at both locations, and we tunneled a total of 20 linear feet beneath the home to reach the damaged sections of pipe.
Both the broken offset and the 3" wye were cut out and replaced with Schedule 40 PVC. Once the repairs were complete, the work was inspected and passed, the tunnels were then covered and backfilled with native soil.
